Tinja – A New Development by Morocco Sands and Emaar

Moroccan Sands property investors have announced the launch of a new self-sustaining community development by Dubai-based Emaar Properties, one of the world’s prime real estate companies, specializing in value-added communities that meet the full spectrum of the home-owner’s lifestyle needs. The resort, to be named Tinja, will be situated outside Morocco’s bustling port city of Tangier.

Tinja will include more than 2,500 luxury dwellings – a mix of villas, townhouses and apartments - set in tranquil coastal surroundings occupying an area with a three kilometer beach, which is edged by beautiful unspoiled natural woodlands. Up-market retail outlets, hotels and a clinic, as well as an equestrian center, will be incorporated into the development, with future plans for an international school.

Morocco is reportedly currently experiencing an upsurge in their property market. Emaar Properties are included in the 2007 Financial Times’ Global 500 ranking of the world’s largest companies. This new development, in partnership with Moroccan Sands, is seen as evidence of the confidence that Emaar Properties has in the infrastructure and sustainability of Morocco. This is Emaar Properties’ most ambitious venture yet, and the developers anticipate that Tinja will attract foreign executives, as well as business executives based in Tangier.

Morocco Sands’ sales and marketing manager, Michael Kent, is of the opinion that when a company the caliber of Emaar takes the decision to launch their most ambitious project to date in Morocco, many buyers will look at investing in Tinja as part of their overseas property investment strategy. Emaar have recognized that Morocco has a unique combination of factors that is making the country a positive investment choice, and discerning buyers are likely to follow suit. These confidence-building factors include a favorable tax policy, large scale commitment by the Morrocan government with regard to infrastructure creation, and the ongoing program of resort building which has been dubbed Plan Azur. Additionally, Tangier’s large free-trade zone is attracting multi-national companies to this beautiful region of Morocco, ensuring that the demand for top quality housing will continue to grow, which in turn promotes high re-sale values on properties.
